Why the potential matters

A house that sits still has value a buyer will pay for.

Ontario's rules changed. In some wards a single lot can now hold up to six units, plus a garden suite where permitted. That makes tired and hard-to-sell homes valuable to the right buyer, because they are buying the lot's future, not its current condition. Every parcel is different, so we prove yours before anyone talks price. Often the value-add buyer is where your real number is.
